Shot blasting is another legitimate method for larger commercial and industrial floors. What you don't want to hear is acid etching as the primary preparation method. Acid etching was common years ago, but it doesn't create a consistent surface profile, leaves behind residue that can interfere with adhesion, and is simply not the standard that professional contractors use today. Ask what products they use and whether those products are appropriate for your specific application. An epoxy system designed for a residential garage is not the same as one designed for a commercial kitchen or a warehouse floor. Solids content matters. A 100% solids epoxy is more durable and less prone to shrinkage than a water-based system with 40% solids. A contractor who can't explain the difference between the products they use and why those products fit your project is either working with whatever was cheapest at the supply house or doesn't have enough technical knowledge to make informed product decisions.
Ask about warranty coverage and what it actually includes. A warranty that covers defects in materials but excludes adhesion failure is nearly worthless, because adhesion failure is the most common way epoxy floors fail. Get specifics: how long does the warranty run, what causes void it, and who handles warranty claims if something goes wrong.

A contractor who promises to complete a 600-square-foot garage floor in a single day is either skipping steps or using products that aren't appropriate for the application. Licensing requirements for flooring contractors vary by state and municipality, so it's worth verifying what applies in your area. Beyond the formal licensing question, look for evidence of training and certification in epoxy flooring specifically. The flooring industry has certifications from organizations like the International Concrete Repair Institute that indicate a contractor has received formal training in concrete evaluation, preparation, and coating application. These aren't guarantees of quality, but they do suggest a contractor who takes the technical side of the work seriously.
References matter more than reviews. Online reviews are useful for getting a general sense of how a contractor operates, but they don't tell you how a floor held up two years after installation. Ask for references from projects completed at least 12 months ago and actually call those people. Ask how the floor looks now, whether they experienced any issues, and how the contractor handled problems if any came up. A contractor who did good work 18 months ago and stood behind it when a small section needed attention is a contractor worth hiring.
Reading a Proposal the Right Way
A detailed written proposal is not a formality. It's a document that tells you exactly what you're buying and protects you if the work doesn't match what was promised. A proposal that says "epoxy floor coating, 2-car garage, $2,400" tells you almost nothing. A proposal that specifies the square footage, the preparation method, the number of coats, the products being used including brand and product name, the thickness of each coat, the cure time between applications, and the warranty terms tells you what you're actually paying for.
When you're comparing proposals from multiple contractors, make sure you're comparing the same scope of work. A proposal for a water-based epoxy with one base coat and one topcoat is not comparable to a proposal for a 100% solids system with a primer, a full broadcast flake layer, and a polyaspartic topcoat. The second system will cost more, but it will also perform significantly better and last considerably longer. Price comparisons only make sense when the underlying scope is the same.
Pay attention to what's explicitly excluded from the proposal. Some contractors price their work without including crack repair, moisture mitigation, or the removal of existing coatings. If those items apply to your floor and they're not in the proposal, you'll be hit with additional charges once work begins, or worse, those steps will simply be skipped.

Be cautious of contractors who pressure you to sign quickly, who offer discounts that expire in 24 hours, or who can't explain why their price is significantly lower than competitors. Legitimate contractors are busy. They don't need to pressure you into a decision. If someone is creating urgency around a flooring project, ask yourself why.
On the other side, a contractor who takes the time to explain what they found during their assessment, walks you through the product options and why certain systems fit your situation better than others, and gives you a realistic timeline without overpromising is someone who understands that a satisfied customer is worth more than a quick close. That's the kind of relationship that produces a floor you're still happy with in year seven.
The flooring decision you make now will affect how your space looks and functions for the next decade or more. Your concrete is not going to get better on its own. The cracks will widen, the spalling will spread, and the window for a clean installation will close.
